Please provide ideas how can I move this property. I cancelled PA

Hi everyone. I own a building at 809 Main St, Hopkins MN (right in down town Hopkins, 18 minutes away from Down Town Minneapolis), had a tenant that moved out several weeks ago. While a tenant was there, I had a buyer who we signed the PA with subject to inspection, he did the inspection and requested 40k price reduction saying that the roof was bad. The roof is old but doesn't leak.

I offered to him to replace the roof and got an estimate for 8k. He refused and insisted on price reduction. I wished him luck to find another building and we cancelled the PA, because I felt that he got me by the b...s

Any ideas how I can sell or rent out this building will be very helpful, the video that I shot today is below
