Pair them with more experienced lenders to absorb and deflect.Experienced lenders - over-involved micromanagers and draconian terms.Both and everything in between - know your numbers, know your business, don't over promise, keep your word, make them whole even if it costs you pounds of flesh. 

Many markets are getting saturated and overbuilt on a promise of never ending rent and population growth.

The Second Attempt they were 6 hours late - hence I almost pulled out of the deal to only lose $1300....But I went threw with it anyway, the house was that promising!

And so far the reps have only said the exact opposite of what was promised(verbally) from the start.Any advice?

I feel these numbers are conservative, but I wouldn't want to promise more than is possible.So, do these kind of numbers make sense?
