The same question that hunts me every year raised its ugly head once again.Issue #1:I have two times of expenses, routine maintenance that sometimes is quite costly .. like labor and materials to repair main sewer .. or upgrading the unit after its vacated.Second category is rehabbing trashed new acquisition.IRS rule is relatively simple: If the item has short life span .. like a gasket or so .. labor and materials can be expensed in the same year.

Although I believe in appreciation and hope for it everyday, I feel that if you buy it right you don't have to worry about it.

As for your question about my comments, people find new partners and do deals every day as a result of BiggerPockets -- they also educate themselves by reading the site.

If this were a routine eviction for non-paying tenant, then it would be possible for the OP to represent himself.

Pick your reason: blue screens, locking up programs, update after update after update, need to reboot every day, slows over time, needs more memory, and on and on.

You won't have the time to spend three-weekends fixing a bathroom, and every day a unit doesn't have a tenant in it will have a real cost.

These days though, most people do thank or service members on Memorial, Day as we should everyday.

I constantly make an effort to meet someone new everyday and have lunch or coffee.
