Most college kids are quasi-adults and thus are emotional.

So you must learn discipline and determine your price you are willing to pay and stick to it.

A lot of emotion in this thread, the written word is often read differently , then it was intended.

It's helpful if you can look at property with no emotion, it as an investment.

The longer someone has owned a property the increased chances for emotional attachment (whether its primary residence or investment). 

This is your first house sale, but if you want to be in the business long term, then it won't be your last house, so take the emotion out of it and think if your time and energy would be better spent fighting this guy or looking for and working on new deals to make you way more than you'll spend to get this person out of your life.  

I think that if you are disciplined and driven, these courses can be a great option.

However, street smarts, discipline, and self-confidence are modules never taught in university, at least, if they did, then I missed those classes.
