Should we begin the LOI phases before the 45 day selection period begins or wait until the 45 days starts to send out LOI's? 

Securing private funding can be challenging, especially when you're just starting out.

I don't see that the license or certifications are helping people sort out the good from the bad there either.

@Aj Yorkjust to be blunt - out of state is tougher than advertised, and cash flow is difficult in any market, even supposed "lower cost" markets like KC. 

Honestly since I'm still extremely new, I am trying to figure that out.

Maybe double check comps and make sure the marketing is performing well.
