Some thoughts in random order.As @Jeff Sheraton says compare your cost on your student loan debt to your return and on a 4 plex for example, you have tax depreciation that could off set the income you make in your real "career" job and be a much better return than paying off excess student loan debt.Although do you want to borrow $10,000 in student loans and then take 5 years to pay it off and make it $15,000 - so I would probably try to find a way to pay off the $10k and save up.I know a person who was a student in Lawrence at KU who actually somehow found a way to buy a 3 plex while in college and then he lived in one unit and rented out the other 2, so he had NO housing costs while in college.

I know that I mentioned a 5 unit property at most, but I realize that with 110,000 in Romeoville Illinois I might only be able to buy a single family home maybe a two-plex.

We have found some nice 4 -Plex units for clients in Tempe, Mesa, Chandler and Phoenix.Job growth is high and the economy looks solid in the Phoenix market.

I'm closing on a 4-plex early next year and the rates that I'm getting (based on a very high replacement cost estimate) are much higher than what is currently listed in the sellers disclosure.

The numbers I posted have vacancy (3 turnovers per year) and maintenance ($100/unit/month, which has been my typical experience) accounted for.I don't own anything larger than a 4 plex (this is my first foray into commercial multi-family) and all those clear $200-225 per month per unit.
