Bottom line though is that if you haven't had even one offer, than the price is so overpriced that buyers don't even want to bother trying to get in a negotiation because they consider the price to be that far off.

New builder developments have sprouted up and are being built faster than I can keep track of, mostly single family homes starting at $300k and mostly on parcels of at least 10-15 acres, they don't bother with smaller neighborhoods.
