Why is my flip not selling?

May Wen-Li
Posted

my flip has been on the market for more than 2 months and have not had one offer. We had good amount of showings and almost everyone loves the house and like the work we did.  But some said no enough storage and some said too small. Should I be worried and is there anything I can do to get it under contract?

The house is 221 E Linden Ave Haddon township NJ 08108

Don't look at comps from 1.5 years ago. They have no correlation to current pricing. That's how people get burned. Based them off comps for 6-9 months.

You should lower the price to $309-318 if you don't receive anything within the next 15-30 days. Jan/Feb was the slowest time of year to list, especially in these areas. I never list a property in Jan. I'd rather hold it and list in mid March or April depending on the weather.
