Seth Borman interesting idea about converting large studios to 1 bedrooms..

I've been hunting smaller MF (2-20 units) around the bham area for about 7 months, reach out regularly to my broker contact and even sent him an Amazon gift-card for emailing to me the deals that were already on Loopnet (I've not yet earned his good deals), analyzed over a hundred deals (mostly SF), consumed literally 99% of the BP podcast, and I've still bupkis to show for it.

So studios and 1-bedroom apts are easier to keep full than 2BR and 3BR homes. 

I did see an article last week that Amazon is opening a robotics fufillment warehouse in Bessemer that is going to bring 3,000 jobs to the area.

I work from home and need office space...so if we did end up getting it, we'd probably put about $15K into installing a prefab "studio shed" in the back yard so I could have some work space. 

@Brett Babcock we looked at a 50 unit building in Chicago (South Shore) in 2010 made up of mostly studio and 1 bedrooms and they was one one Peoples and one Comed meter.  

Would you leave 4 stars on Amazon and purchase that product again?

You don't want a place with just a stoop out the front door on the street for someone to leave Amazon packages on.
