The house is fully renovated with alot of new work done .. do you think I can wholesale it for 205k and keep the 5000 grand or I shouldn’t waste my time with this offer  

I have a downpayment saved, good credit, but do not own assets and my income is historically up and down due to commission checks from brokerageIm concerned that I’ll waste time looking for deals and making offers to ultimately not get financing - Should I be reaching out to lenders first to see an amount I would get approved for and then look at deals that fit?

I know with click lock you have to cut out the plank and essentially glue another in (which can get hairy if the floor isn’t perfectly level).

Don't waste time in Residential if that's not where you want to build your career.

I didn’t do the deal or other things that look like a deal but you can tell there is moisture in the walls that will increase the rehab by 50K and take a good deal to a waste of time or a big loss if under capitalized and not discovered in time.

Too many single people buy multis that are both 2/1, but that's a waste of money unless you rent your other room if you are young.

I imagine it will create  bit of hostility if I switch builders and cut them.

What you are looking for is language that can be cut and pasted and that will keep you focused on what you find best while quickly providing your “no.”
