Retail tenants are the worst for complaints as well, leaking roof, warm AC, tenant disputes, the list is endless.I get paid pretty well handling PM disputes from retail clients.

I'd paint arches and doors a warm, mid-tone grey - about the same value as the brick so it blends, not pops.

This is not trendy, it is timeless, warm, and it doesn't show dirt or smudges like white or light grey.

Ultimately, I would like to move out of the evil Northeast, to somewhere warm and friendly, where the residents celebrate July 4th and not April 15th.

@Nicholas CotroneoI think you need to set yourself apart from the average or "perceived average" property manager.Some of the biggest complaints I hear from other landlords is that PM's just put warm bodies in the property, then collect another full months' placement fee 3 months later. 

There should be so many fans in there it hurts your ears, dehumidifiers running that will make the room warm, and holes smashed in the drywall that looks wet. ( companies around the seattle area are called Servpro.)Call your insurance guy and tell him what has happened.

The frost is 16" deep and could take three weeks of warm weather to make it permeable .
