Unless you are a skilled general construction worker,  I always consider every deal such as " I planned to build from the ground up" or to gut it, as one of the worst ways to approach a short term rental.

Hello everyone, as of late I thought I was pretty confident on my ARV analysis skills, but lately I find myself meticulously adhering to square footage as I look at comps a little too much. 

I’m relatively new to the wholesaling game and as such I am constantly seeking new information on how to refine my skills.

So to jump in head first, after cramming as many REI concepts and experiences into my skull as possible, I've concluded that the underlying skill needed is finding deals, analyzing them and negotiating.

Knowing when to get help is also a skill set. ( I think I am still working on it) 

Knowing when to walk away is one of the most important skills to learn.

Being a lender is a different skill than being a borrower.

@Michael Henry knows his stuff and is a rare combo of agent with construction skills!

I have decent handyman skills and have kept up properties for work as well as my parents few rentals.
