1.Has anyone used the contracts provided by freedomsoft in NJ and verified if they are 100% legal?

A tenant that wants to move fast is a red flag and I never believe them.I never let them move on the weekend when I can't verify anything.I have credit checks,criminal,check for judgements,call back at least 2 generations of landlords back,check sex offender registry (not a protected class),job verification,pay stubs,banks statements etc.If they are truly motivated and tired of this landlord then they will work hard to give you those items you request.If they give partial or nothing they are lying about something or holding something back.They might have not paid the landlord rent for awhile and have to leave and have enough money to pay you first month and move in but after that nothing else.I would also visit where they live now.If they are pointing out cosmetic and ticky tack items and the place looks good then they are just a high maintenance tenant.I have a tenant that gave me a 2 page list of stuff to fix.I told them they accepted the condition when they moved in which was functioning and clean.I did fix a roof pan that needed replacing.They haven't bothered us since.If you do not stand firm with tenants they will take and take.One day your their best friend ever when they need something fixed and then when they pay the rent you are the evil landlord who never fixes anything.

You'll still need someone on the ground to verify that the deal is good, estimate rehab costs, estimate market rents, etc.

Since there is no SSN to match to the identities of the applicant, that next landlord will have to contact you to verify that their applicant matches to your evicted tenant.

If this is the case, there will be pressed piers at the corners, and digging a test pit just below the grade beam could verify the presence of the actual repair element.

You can call the DRE to verify but I am pretty certain of this.

To protect myself I would find a company that have references that will be willing to speak with me, that can handle the purchase, rehab and management of a property in house, who also owns or manages properties in the areas I will be buying in, who can verify their numbers & show me how they determined the property analysis.

You could do a power purchase agreement ( you'll have to verify that is legal in AZ ) and charge for actual kWh production at or below the current electric rate.

the egress window shouldn't be a big deal if it's a walk out basement...just have a guy do some demo work and then frame it up for a window..use treated lumber for anything that touches block/brick/ground..if it's block or brick on the perimeter, have a mason come in after him to make it look good...make sure to verify egress requirements..in my area they get complicated..windows have to have so much surface area of glass, so much square feet of openable area (can't open both sashes at the same time), so much distance from floor, etc.
