Also my suggestion if you’re gonna do a BRRR strategy is to make sure your end refinance is locked in before pulling the trigger.

If you have a good deal in your hands pull the trigger, you can always open an LLC and recover some of the costs later.I hope this helps...let me know if there is anything else you need.

@Jason Hirko In this particular case it's more of a dry creekbed/seasonal stream that carries the rainwater for the neighborhood downstream to a larger perennial creek as a function of watershed drainage for the neighborhood.
