Jim.. preforeclsoures on the West coast are VERY difficult to do vis a vi the new laws that went into effect in the late 2007 to 2008s.. they are in CA WA ORyou best read up on those before you spend a dime chasing them down.. its not like it used to be and its very restrictive in how you deal with these folks under stress.. and how much you can make etc etc.you get busted breaking these rules and its not just a slap on the hand.

#1 by far is Communication.From there #2 has to be timely Maintenance.If you can provide great communication and take care of maintenance in a timely fashion at a reasonable price you will be more effective than 99% of rental property owners.

If you don't want to have to keep up with regulations in tens, if not hundreds, of different jurisdictions, I'd look for places that have already addressed it in a favorable way.Arizona, for instance, passed a law last year that just went into effect that overrides any local ban on Airbnb and basically allows it anywhere in the state.

If Trump does lower the corporation tax rate but doesn't remove the double taxation effect, then it wouldn't matter either way to you. 20% tax on the corp level and then being taxed at whatever your tax bracket is would still be higher than just paying a tax on the individual level.There is also talk of Trump adding a tax to the flow through type of income.
