The only thing I would add is a slight recommendation to the pathway of first a house hack, then a few rentals that need to work and you learn how to raise the appropriate capital and management skills then move to something with some moderate rehab and maybe even a flip.

We would like to approach not only her folks with a deal where we would trade her inheritance in the home for equity in the property and buy her siblings out for ownership in the property.The reason I ask this is because we want this to be all above board and everyone agrees to the deal so there are no hard feelings should/when the time come to pass.

It really depends on the market and the median sales prices.. as some have stated above when you have these low value homes through the mid west rust belt and deep south that trade for the price of cars.. there is only so much an agent can do for you...
