I'm trying to find ones that were built as duplexes, the ones that I have found that were converted have been terrible so far. 

One person has told me it's a fair deal while another said it's terrible!

These same points are not directly applicable to large multifamily deals (no sponsor should ever waive inspections), but going hard on earnest day 1, closing in 45 days versus 60+30 day extension, these all have value to sellers, and can get deals awarded to groups without making them pay more.As noted in both, these are terribly important because they both result in winning deals without being the highest bidder.

But, going to see the property yourself isn't a terrible idea, after all this is a huge asset to have, especially if it is your first.

PNW is right if your doing deals in low income areas (Detroit, Pontiac, ect..) you really must know the area inside and out. there are great streets and terrible streets.

Most had 5 figure code enforcement liens and large lot clearing/securing liens and were in such terrible condition/location that they weren't worth dealing with.
