Learn what is  real estate investment and the different strategies it contains, pick your target niche then search for more info in that area. becoming successful doesnt happen over night and its take ambition and determination to change your current situation. im a newbie like you my friend and just wanted to say DONT GIVE UP.

I would really love to purchase a small multi family and live in one of the units, but multi families are few and far between in my target area.

On my first couple BRRRR deals I still had some of my own money in them, but as I got better and learned more about rehabbing, the best kinds of target properties, and the process in general my deals got better and better. 

Price range would typically not be over $400,000.00Depending on the property, I will either 1) rehab slightly, rent, then renovate again, 2) rehab and sell, or 3) rent indefinitely.I have access to MLS, but in the South Florida market, there are no deals that appear on it in the areas that I'm targeting.
