Yes, in FL you are responsible for All past due hoa fees....they survive a first mtg or a junior lien foreclosure and run with the property, not the owner.

In Virginia, for example, it's my understanding (not a lawyer) that if there are children of the deceased not related to the surviving spouse and no will, they would be entitled to a share of the estate, and it could be so even if it was held as joint tenancy, so would likely need to be resolved in court.

But one of the PM that we spoke about told us that from his experience relatively cheap houses ( he was saying that single family house  whose rent is lower than 1000 dollars is in the category cheap) attract people with low salary, and that basically then are barely surviving, which means that if they have any serious problem in their life, child sickness, car being broken down, tooth problems, they will not be able to pay, which will lead to either slowing down of everything, or them not paying at all, or not even wanting to move out, an then he layer and just losing the money.

Problem is most people make 50k and need 50k just to survive on basics.Maybe go work for an investment company and pour your heart and sould into it.
