I'm a wholesaler new to Las Cruces and learning more about the city everyday.The military and college student presence in Las Cruces is strong.There is a ton of small multifamily properties (for the size of the city)I'm very optimistic about this market.

If you do go with an LLC, make sure an attorney provides it specific to you (not downloaded from the internet), that teh attorney will defend it in court, that you jave an operatiing agreement and that you follow said operating agreement. 

If you are posting a new property, make sure to post on both sites, which will then syndicate to 80%+ of listing sites.

But it would be your responsibility to make sure the guest has paid in full before check-in.
