My insurance company said it’s covered under all other perils and that “it shouldn’t effect rates but it might effect getting coverage”.

You refer clients that are best listed on the MLS and they refer clients that are best suited for cash buyers. 

Other than Staples as a very specific tenant risk, I think large single tenant net leases suit my life right now.

The house has an additional mother in-law suite that can be rented out.
