It is true that investors will likely follow the same formula regardless of where they find a deal, but the MLS exposes you to other "investors" who may not follow a strict formula and buy more on gut and emotion or they buy because they are trying to control their neighborhood/neighbors etc etc.

The reason was because the HOA is super strict, and the previous tenants weren't always the best at picking up after their dog.

For routine maintenance, with our tried and true contractors whom we have previously introduced to our tenants, we are okay with letting the tenant and contractor work out the time.

Also, I lived in a rental with a reglazed tub, and there were strict rules on what I could do to it (no suction mats in the tub, specific cleaners, etc...) or the warranty would be void.
