They all have Regulation A offerings. 

Recently my account was temporarily suspended for violating the forum rules because I had a link to the following disclosure, but I was only trying to reduce my liability and stay legal:  Arizona law regulates how real estate licensees can advertise through the department of real estate, and it would likely consider forums a form of advertising.

Example:  If I inadvertently break an FFA regulation and cause harm to person or property while flying a glider or plane, it would appear all my assets are at risk, everything.  

So do you think we should just all run around and break the license rules and .. as stated since when does having to have strict ethics when is that ever a bad thing.. only time it is when wholesalers want to rip equity from the unknowing that is the ONLY reason these people say these things..  

Of course its a lot more grind but its very possible and you would be financed through the owner of the property who will probably have less strict lending criteria than most banks.

(Hopefully it's not against any sort of regulation on BP)

Not familiar with the Texas requirements, but the California ones are super easy and can be done online and California is known to be a over-regulated state compared to Texas - the #1 destination for California businesses to migrate to.When you buy properties at auction, you need to have a cashier's check ready to pay the full amount at close.

Can't really blame them under the circumstances.Due to our landlord tenant regulations I had no grounds to evict and we do not have the right to non renew a tenants lease. 

I would say it depends on the area and how strict your tenant background checks are, in other words, how likely it'll be that an eviction will happen.

Short of a global political cristis or a monetary system issue we should be in good shape: lending standards are still very strict (compared to pre 2008), but have eased up enough to allow for a growing market.
