in the future ( since its obvious you dont believe you owe a fee for this neighbors purchase) A Savvy seller will exclude certain people companies entities from the listing agreement.. there by making it clear that if someone you know or have been talking to decides to buy you owe no fee..

I would like to consider acquiring a property at a tax sale, and do not mind waiting out the 6-month redemption period, assuming the chances are high that I will indeed end up with the actual property at the end of the 6-months, if that makes sense?

There are far too many hungry loan officers (No offense) trying to make it in the business who are never closed on a commercial loan of even A DSCR loan.The problem with that is it will cost you lost money and most importantly lost time!

Leverage size is going to make a big difference here as well - rate between 10-12% is probably expected for first time flippers but other factors are key as well
