There are good sponsors that have a bad deal but what I have seen typically is the sponsor lacks significant experience - they have experience in marketing and raising money - which is not hard when you are promoting 15%-40% returns that clearly were not achievable on a consistent basis. 

I’m not aware of major plans for that specific neighborhood, but it does abut and is near very major planned and ongoing developments (Ybor Harbor, Gasworx, Ybor District, Channeside/Water Street).It will garner more interest as more progress is made on those developments.

@Moira Baggett it's hard to answer without knowing more specifics on what you define as a "failing" syndication investment. 

The right way to market a MTR requires more than just Airbnb bookings.

Particularly situated between growing markets in Montgomery and Birmingham, as I'm sure you've seen.

If it is due to the company either pulling out of the market or changing their guidelines that is best because it is not anything specific to your property. 

Research local laws and regulations, build a team, and stay flexible as the real estate market changes.Good luck!
