I did a BP meet up got a lot of people there but I don't think much was done.. it was more socializing and making contacts.. not really that much of a learning environment like Rarebird is.

Usually it will not be worth your time, effort and cash to chase them for breaching a lease.That said, we still use annual leases on student rentals, particularly student houses, as it does seem to help maintain the social cohesion of the housemates (this is antidotal observations of our student houses only).

I know in my area I would not want to be invested at this price point as it would lead to me having to accept tenants with lower credit scores etc.

I think it should always come down to your bottom line 💸💰 and what fits your scenario with the risks considered and I would never accept a PREPAYMENT PENALTY.Interest rate is the big one....
