Obviously, first sign somebody had been in there smoking weed.

There is really no limit to the possibilities of what you could get sued for.Most large liability claims are the result of a tenant repeatedly complaining about some danger;  lead paint in bad condition, no batteries in the smoke detector, not repairing a railing on a porch. 

There are millions of dollars wasted every year arresting people for smoking something that is only illegal because of a smear campaign years ago.According to the government, marijuana and cocaine are in the same drug category.

The transfer to the trust is just a smoke screen, it doesn't give you any true protection.

When the smoke clears Brad is still a guru selling courses at high prices and I quote "the price will go up yearly so you better sign up today". 

I hated having to go over there though because all the off duty cabbies would hang out in front an there was a cloud of smoke hanging over the whole place that never went anywhere.  

Of course, check all smoke/CO detector batteries.  

Someone may meet a neighbor who offers that they smoke marijuana.
