If I put more money in the deal, and have more skin in the deal, I expect to get more3) If I am responsible for a way more difficult role when it comes to responsibilities ... example, if I am in charge of motivated selelr lead generation, and the other guy is just closing the deal... getting motivated seller leads is far more difficult requires far more skill, and is far more important than their ability to close the deal.

In my opinion, if you are an accredited investor, then you can find lots of other syndication/Crowdfunding deals that have much more experienced sponsors, much higher skin in the game, and much better fees.

If the so called buyer does  not have skin in the game then neither should the seller.I have heard about this stuff over the years so many times.

Gift funds could be frowned upon by many lenders, as well, as the borrower is not invested.Funds from a pension/retirement plan are acceptable as they are the borrower's actual funds and considered having skin in the game

You will be much better off talking to the ADU specialists in your area.  

The less skin in the game a borrower has, the higher the default rate.

There is money to be made in those areas but it takes a seasoned and thick skinned investor to be successful in those areas.
