Chattanooga + STR + DADU - Owner Occupied

Hi there! I'm new to investing and am considering making an investment in STRs in Chattanooga. For my first investment, I'm thinking of building a DADU (detached additional dwelling unit) on my property, and then rent out the DADU on airbnb. I've lived in my house for about 1.5 years. A few questions: 1) Are there any restrictions in Chattanooga for when you can start renting out a DADU when you live onsite? 2) For those in the Chattanooga area, do you have a contractor you'd recommend to build a small DADU. 3) Any advice to provide about permits and where to seek info on that? Will that to be hard to attain? 4) Would you advise for or against this? 5) Any other advice or suggestions? Thanks!
