Anyway, Anchorage seemed to have diverse neighborhoods and with the size of the population, seems to have long term growth potential and a stable rental market but the prices in A and B neighborhoods seem to provide little room for growth at the present rates (if see otherwise, please tell me why so I can look into it!)

Louis County, is currently reviewing an ordinance that would prohibit short-term property rentals because, according to the Crestwood City Administrator, the City wants “stable residents living in the community, adding to the quality of life here, walking on the streets, obviously there’s a safety concern there, there’s a property value concern.”

If you can still achieve 93% occupancy or more AND you've got that added bonus that nearly all student's leases are cosigned by a more financially stable parent or guardian, I think student housing can still be a good niche.

Off the shelf rentals in anything close to decent condition aren't hitting the 1% rule anywhere in Utah including Ogden.The way we're doing it is by purchasing physically distressed properties and rehabbing them.
