I purchased about 130 of them over the last five years by contacting owners who weren't even actively thinking about selling before I reached out to them, let alone had their properties listed with a realtor on the local MLS. 

Instead of borrowing money from the bank, you are borrowing the mortgage of the person who sells you their property.

I see that the area does sell these properties frequently and over the years have been increasing in value. 3 years ago, these properties (fully deeded) were going for around $25k, and now are selling for around $60-90k.

You could learn how to find deals for investors and whole sell them. 

They are selling because they're tired of nonpaying tenants and want to throw some money at new businesses they are starting and expanding.

I personally know of people who chased the STR Shiny object, could make it work and had to sell at a loss.I think these people didn't do a great job of due diligence and were overly optimistic of what they could make.

I was unable to get any deals due to the nature of the divorce process but now that is over and I am ready to invest flip, sell, and also buy and retain for BRRR.
