I do not recommend self managing.

I'm very confident in flipping in my market so its hard to turn down that quick guaranteed money that I know i can make from flipping the property. 

I know there are some incentives to using a self-directed IRA, but I am not interested.

@Kelly Wiedower I self-manage :)  If you have a good housekeeper and a good handyman, it's really easy to do (thank you, internet!)

Should I adjust the CAP to reflect that In my due dIlIgence or is it normal for these smaller buildings (whIch I assume is self-managed) to not include a management fee in the CAP rate?

I am pretty confident people rent successfully everywhere, its about finding the niche that works best for you and in that area.

I plan to self manage, but ran the numbers as I were hiring out the management.

I'm very interested in an upset bid on a foreclosure in a neighborhood which I'm very confident in. 

I've been listening to the podcasts, reading the blog and browsing the forums and all the information here has really helped give me confidence to take that leap.
