Then every neighborhoods have covenants that would need to be reviewed, that can cover minimum square footages, what can be parked in the yard, what fences can be built out of, etc...

I have an opportunity to develop 22 town homes, Tiff district, the city might be to reimburse for infrastructure as well for court yard common area.I have attached the 22 unit layout plus foot print of the try plex, It will be controlled be a condominium association.I have being designing and managing projects for 10 yrs., if I can make this happen it will be my 1st solo act.I’m looking for down seizers or the 50k to 80k earnersIdeals on court yard design, thinking simple and able to have owners us some as gardens, or a small playground.

I won't give advice, but I'll share my experience having gone through this personally, and having coached/mentored Hundreds of other Real Estate  Investors over the past 10 years: Single family rentals are tough enough in your back yard, and virtually impossible to manage well from afar.
