That being said, you should definitely finish your degree program.To hit the ground running at 21 or 22 years old will put you decades ahead of most investors.I spent 12 years in corporate before going solo as a realtor and investor.

Its almost as if they are certified REO brokers who tell the banks "yeah ill go ahead and give you that much If I can have it right now!"  

However it seem you already have a head start based on the questions you asked.

Any other tips or advice you want to throw my way go ahead, if I run out of storage in my brain I'll use my wife's as backup, although she is way smarter so that's why we use mine first, more room :o)

From listening to the few podcasts and reading the forums, it seems many investors starting out just trying to get by, not really having that "plan" developed.So my question to the more experienced investors out there is: How much did you know before you rushed in?
