After two heavy rains water is leaking into the building through the roof and windows.

The roof may be old or new, same with the mechanicals, kitchens, etc.  

So I went to the auction as a spectator to see who would buy it.

Rent in my market has gone through the roof!

You look like you have plenty of experience in the financing aspect of real estate.

I'm most apprehensive of managing the rehab aspect from a distance and making sure the estimated costs are correct, and would really feel a lot more comfortable having a local person oversee the project.

-The ARV is tough because it doesn’t really need much, I was going to paint the exterior a new roof is being put on before the sale so repairs is minimal which is great and it already has tenants.

Is the state Landlord friendly in that aspect?

It is definitely a beginners type book, but it goes into every aspect of wholesaling.
