About this time last year my brother told me to read Rich Dad, Poor Dad but as many of you probably noticed... it really doesn't tell you a whole lot, however; it did motivate me to research a little more.Searching for the knowledge Rich Dad didn't expand on, I stumbled across Biggerpockets where I fell in love with the blogs and the real world application versus the guru talk.

Make yourself as the landlord look like pawn so the tenant feels like you are in this together as a common person and not the rich landlord etc.It's all about the tenant mindset and how you deliver the information.

But then again, we are very good with speculating such as the dotcom, housing bubble and now possibly another tech bubble in the near future.I didn't realize that cash-flow pays the bills while appreciation makes you rich until $3.5M+ in equity gains later and it's still growing.
