I am located in PA and am trying to purchase a property to rent to an organization that provides transitional living and services to individuals.

The other mistake I see individuals make when hiring a manager is they hire a Realtor that doesn't really do management, but will as a side hustle. 

I hear of capital raisers who have worked with high net-worth individuals such as physicians, doctors, attorneys, etc., but not social media influencers and Youtube Stars.

My gripe is - rewarding bad behavior and further empowering bad actors.

I define it as an individual who lends money.  

One would think that the market would at some point rebalance to make it more attractive to choose this model as a reward for giving up flexibility and the potential comfort in being able to set up camp permanently. 

I have been managing them myself and rewarding good tenants by not raising rents.  

Everyone expects Landlords to have reserves, but individuals live paycheck to paycheck and nobody questions it or uses them as a warning to others.Every day I see more examples of how this moratorium and "free" money was abused by renters while Landlords are painted as the bad guy.
