They won't do anything weird. non owner only.Commercial- more than 8 units, operator needs experience, 5 year terms and you refinance again, 20% down minimum, they want loan amount larger than 1 million, FICO 690+NonQM - FICO 690, cash flows now, not a construction deal, 15-20% down liquid, reserves of 6 months, DSCR or bank statements showing your income, 30 year terms, lots of variety of terms and ins and outs rules- you need a broker to submit.

You didn’t provide any of your projections like costs you’d expect to pay to furnish, what your insurance premiums would be (different when you rent nightly), what is your loan interest rate and payment (not zillows), what did your inspection report reveal, etc so be sure you’ve at least done that leg work.

Basically, they don't want to waste any one's time if you can't qualify.You don't have to worry about revealing your maximum ability to bring money to the table with commercial property as much as you do with single seller residential property.
