My first out-of-state rental property in Cleveland, Ohio is almost done rehabbing.

I don't think it's very profitable and even less given the risk.That would leave you with the classic that most foreign investors do: short-term rentals.

Im here in Southern California, I wanna know how the market is here in terms of BRRR's and mid-long term rentals.

I've thought about it for a rental property, but it would require an internet connection, conceivably the tenant, in order to provide the feedback from the meter portion. 

Does anyone here run profitable rentals (long term or short term) and would be willing to share some good locations / strategies on getting started? 

When the economy tanks, my affordable rentals ($1700-$2200/month range) will be in higher demand.

I've looked at similar developments in the county and they are getting $400/month sight rental.  

My plan there is to focus on long term rentals.
