I think first off what kind of money is involved here..  1 acre prime commercial worth 500k or 1 acre of high AZ desert worth 10k..

Yup DSCR loans easy to get into hard to get out and a disaster if you miss any payments or have other DSCR issues along the way you jeopardize your entire portfolio.. use those with extreme caution and make sure if you dont understand it all, this is one of the few instances I think U need to have an attorney review and explain all the Covenants of these loans and what they mean.

There may be a price point at which this deal would make sense, my wife and I have done similar scenarios to live-in flips and I think it’s a powerful tactic done right.

Other popular fees are maintenance fees, release fees, eviction fees, inspection fees, and the list goes on and on.
