I was upfront on my current skill level and abilities and was offered a temp to hire position with the company with a 90 day upfront contract period.

Im not sure if it was the house or the card that did it but I was pleased to see a positive change.

It is a bit of work up front to get in the position Jenna and her husband are in now....getting financing, coming out to Indy to know the area, and lining up property managers, contractors, etc. 

Most people here require positive cash flow in order to do a deal.

What have you guys done if you’ve been in this position before?

And it doesn’t offer much in cash flow and actually I’m almost positive I’d be paying out of pocket every month.

I don't want a property that is going to be a constant worry or attract a lower quality tenant.

I have mad a series of smart financial decisions over the last 10 years that have put me in a great position to go out on my own and take this on as a full time career. 

My question to you guys is if a property has a positive cash flow but the cash on cash return is pretty low would you still take a chance on it???

With rent at $1350, expenses at 50% your overall position on this property shows negative return in the range of $2200 per month...give or take.Your feelings of losing out are spot on.
