Actually, yesterday there appeared a thread on BP that can be easily found by doing the following search on BP  "Scott Carson Do not invest"  I hope I'm not too late.

Prices on the entry level homes have doubled and rents haven't followed fast enough. 

I think it is always smart to look for ways to maximize your cash flow, just make sure you don't try to push if this doesn't make sense.
