I have a strict cancellation policy that would of protected me, but their new policy overrides that.

And no, it’s not discrimination, unless you make policy based upon a protected class.

Yes I may being paranoid or over the top, but want to protect my tenants and staff. 

HUD can say what they want, and S-8 tenants may have some limited protection because of their HAP contract, but evictions are up to state statutes.

The amount of the loan was around 70k, being vague about exact amount just to protect myself. 

I'd like to find a sample contract that I could create so that the lender is protected and I have a promissory note that holds me accountable and that proves where the money came from when it comes time for refinance (and taxes).
