We all know real estate is very personal in how it's set up in form, function and location, and with that it will equally match and not match depending on the individuals wants, needs and interests. 

You can give proper notice that you are not going to renew in any way (term or month to month) and they should vacate on X date.

If you gave her proper notice you will not be renewing her lease then I do not see you have any issue to worry about other than CA COVID laws.

You may be able to show the property with proper notice, what does your lease and local laws say about that (not sure what state this is in, but your lease should have this provision). 

I have enough cash, if invested properly to set myself into financial freedom, however I'm running up against a possible issue with lending.
