Hey BP family! I have noticed that in building your team, you need that one person that you can fully trust to be the "boots on the ground", the dependable person that has their incentives aligned with yours. This issue is more prevalent if you do out of state real estate investing, especially when you are renovating, you have to trust either the general contractor's words or you would ask your real estate agent to check up on it every once in a while (if the agent is kind enough to do so), and if you are lucky, you have a friend/family member within the area.
This got me thinking, would a trusted local person be your eyes and ear that has your back be valuable to you? not a house inspection or anything, just a person with their cell phone given your specific instructions, for example, during rehab project:
- drive up to the driveway, take pictures of the front and sides to see the lawn work
- see signs that the building materials are properly disposed of, record a video
- see signs the contractors are working
or prior to purchase of a property:
- take a 360-degree video of the property
- go to the property at 9 am, 3 pm, or 9 pm to see the neighborhood situation
I've seen horror stories where the contractors have not worked on the project for weeks without the owner knowing, or real estate agents not telling the whole story about the neighborhood, I wonder if this gut check service is something you would use?
