I would prefer to not use private money since I believe presently I can use my own assets.  

If you compare a SFD to a SFD, or a multifamily to like properties or a strip mall to another, the investments are similar but they can not be compared equally to IBM stock, or a municipal bond or an annuity from Prudential or any other private obligation.Which also addresses Q2.

If it is a good enough deal, perhaps there are some local private lenders who might be interested.

We have the ability to petition for an Order to Publish in order to comply with noticing missing parties, however a licensed private investigator must first be employed to document and certify all attempts to locate the missing parties. 

At the one we have down here, a few people have done deals together, others are private lenders, etc. 

Does anyone know of any private investors that offer decent rates with less $ down in NC then traditional lenders?

You could use a private money loan that isn't a lien on that property, so probably would have to be from a friend or family.
