The sad thing is that most people are so negative and live in a cynical, defeatist mentality they will never succeed in anything that is not a job. 

It is nice of you to want the best for her and to help her with education, but to think that she will give you money, well..........Right now, the only thing that should be on your mind is finding a way to bounce back and be better positioned finacially and mentally.

Some will only get there when active investing is no longer a physical or mental option.  

The investor probably has a good relationship with his title agent so they prioritize his/her work.

I have a buy and hold mentality and have dealt with wholesalers predominantly form a buyers prospective.

I am hurting mentally.  

This was early on in my investing career, but I got over the mental blocks by thinking outside the box.

PS: anecdotally I’ve also been running a few examples searches in region to see where I stack up versus other listings and a pattern of AirBnB prioritizing either new and/or Superhost listings was abundantly clear.
