Problem is... they would have probably learned... but with plenty of stock to choose from, most won't even give it a try.What happened? 

The same as saying "those <whatever> stocks are too volatile, I'm going to invest all my money in treasury bonds".

I have a subscription to Motley Fool which will help me identify those stocks.  

Biggest RE impact is large out-migration of hispanic families who occupy inexpensive housing stock.

I am currently in Real Estate Principles - the first of 3 courses required to sit for the CalBRE - and excited to add that to my tool box.I'd love to connect with other investors in the Sacramento area.

I still apply these same principles in my life today, although I do not have to  sacrifice near as much.  

So here is my question:If I can buy 5-6 properties a year with my current cash position and then use the BRRR principle I can accumulate about $100K a year in a net worth position and technically have none of my personal money involved.
