It is a fallacy to believe that an LLC makes your personal ownership invisible.Any preliminary title search will show the chain of ownership.

It has shocked me the response I received from a neighbour and a few ""friends" when I responded to their query of how I spend my time now --"I own two rental properties".  

The guy who gave you the homework assignment I think had different reasons for it. 1) He didn't have the answers himself and was "using" you. 2) Leads you to believe he is more experienced and knowledgeable than he really is 3) He was shocked to find out you really did have an IQ higher than a moth.

I am slightly shocked about this, especially if there are no other bids, and it reverts back to us as the new senior liens. 

I haven't looked into their pricing yet- but I was shocked that I wasn't being just bombarded by companies offering this info.  

I'm actually shocked at what other retail buyers will offer.

I can tell you what HUD defines as a bedroom for appraisal purposes, coming directly from the National Association of Realtors and part of the CMA class offered by NJAR (New Jersey Association of Realtors) and when doing a comp analysis, as this: 90 square ft minimumWindow for emergency exit (local codes dictate size, ie: 5.7 sq ft clear opening)Natural light and ventilation (ie:window)Hallway access (direct or tandem such as a railroad style unit)Closet NOT requiredHeat source NOT required (I asked twice, I was shocked!)

I am also suffering from some of the "sticker shock" of prices here.
