Investment property in Manayunk

I am a first time investor looking at properties in 19127/19128 zip code. The property I am looking at doesn’t need much work. A lot of the renters in the area are students. My question is - if I buy now, will I get renters  immediately or will I have to wait a few months till start of school? Thanks!

I'm shocked you found something in manayunk. I was just looking the other day haha. I think they have roll in admissions so you should be fine. The good thing with students is parents will make sure it's paid on time. And students don't tend to move until they graduate so it's a 3-4 year tenant most of the time. I'd say go for it! But still do the background checks on the parents.
